HOW THIS RULE WORKS, YOU SUBMIT YOUR FIRST FILE AND WAIT TO SEE IT ON THE FILES BEING WORKED LIST (CAN TAKE UP TO 3 BUSINESS DAYS). ONCE YOU SEE IT ON THE LIST WITH YOUR NAME NEXT TO THE FILE, YOU CAN SUBMIT YOUR SECOND FILE. YOU AGAIN WAIT FOR THE FILE TO APPEAR ON THE LIST WITH YOU NAME NEXT TO IT. FOLLOW THE SAME STEP FOR THE THIRD FILE. IF THERE ARE ANY ERRORS WITH YOUR FILE, WE WILL NOTIFY YOU VIA EMAIL OF THE ERRORS. UPDATE 2/21/19 - HOW TO CALCULATE DTV AND HOME VALUES
ESTIMATING HOME/PROPERTY VALUES
We required on the worksheet that you get us a few different property values to help us figure out a value to place on the property. Keep in mind, we are making offers to the
owner’s sight unseen and having access to different values is important.


We require 3 different values –
1. Zillow® – We really want Zillow® as one of the values.
2. Trulia®, RealtyTrac® or Redfin® – 1 of these 3 is acceptable, please use only these 3 options.
3. County tax/market value – We want the market value, not assessed value. If the county only shows the assessed, then you can write the assessed.
Take the values from all 3, add them up and divide by 3, that is the value is are going to use when calculating
the DTV ratio.

EXAMPLE - YOU RESEARCH 3 VALUES
Zillow shows $125,000
Trulia shows $110,000
County shows $95,000

Add up all 3 values
$125,000 + $110,000 + $95,000 = $330,000

Take the total from all 3 and divide by 3
$330,000/3 = $110,000 Estimated Value
We will be using $110,000 as our value when factoring DTV%

Max Estimated Value we will work is $250,000.


UPDATE 6/30/17 - NO LONGER ACCEPTING LLC's
WE ARE NO LONGER ACCEPTING FILES WHERE THE OWNERS ARE LLC or LLP. THIS WAS ALREADY A RULE IN THE RULES SECTION, BUT SOME ARE STILL SUBMITTING LLC'S.


UPDATE 5/4/17 - THE ACCEPTANCE PERIOD HAS CHANGED, THE MAX DAYS CHANGED FROM 60 DAYS TO 2 CALENDAR MONTHS, READ BELOW
FL DEED FLIP FILES HAVE RULES ON ACCEPTANCE PERDIOD - THE MINIMUM IS 20 DAYS AND A MAXIMUM OF 2 CALENDAR MONTHS FROM THE SALE DATE. 2 CALDENDAR MONTHS MEANS, IF THE SALE IS BEING HELD ON 7/4/17, THE EARLIEST YOU CAN SUBMIT IS 5/4/17. IF THE DATE ENDS WITH 31, AND CURRENT MONTHS HAS 30 DAYS, YOU CAN SUBMIT ON THE 1ST OF THE NEXT MONTH. FOR EXAMPLE, SALE DATE IS 8/31/17, SINCE JUNE ONLY HAS 30 DAYS, YOU CAN SUBMIT ON 7/1/17.

AS FOR THE MINUMUM, IF THE SALE DATE IS 5/25/17, THE LATEST YOU CAN SUBMIT THE FILE IS ON 5/4/17 BY 1PM. WE DO NOT PROCESS ANY FILES SUBMITTED AFTER 1PM.

WE WILL ACCEPT FILES STARTING AT 12:00AM ON THE CORRECT DATE WITHIN THE 2 MONTH WINDOW. IF YOU SUBMIT AT 11:59PM, WE WILL NOT ACCEPT THE FILE.

UPDATE 9/21/15 - HOA / COA OWNERS AT TAX SALE
WE ARE NO LONGER ACCEPTING DEED FLIP FILES WHERE THE CURRENT OWNER IS A HOME OWNERS ASSOCIATION (HOA) OR A CONDO ASSOCIATION (COA).


UPDATE 4/21/15 - VACANT LAND, NO HOUSE
WE NO LONGER ACCEPT VACANT LAND/LOTS UNLESS THEY ARE OVER 1 ACRE, WATERFRONT OR ON A GOLF COURSE. WATERFRONT OR GOLF DO NOT NEED TO BE OVER 1 ACRE, WATERFRONT CAN BE EITHER OCEAN, LAKE OR LARGER POND.

UPDATE 3/20/15 - COUNTY TAX VALUE NOW REQUIRED
WE UPDATED PAGE 1 OF THE FLORIDA DEED FLIP WORKSHEET. PLEASE DOWNLOAD MOST RECENT VERSION WHEN SUMBITTING A FILE TO US. YOU ARE NOW REQUIRED TO TELL US THE COUNTY TAX VALUE. YOU ARE NOW REQUIRED TO CIRCLE THE Y/N SECTIONS, IF NOT DONE, WE WILL KICK THE FILE BACK. YOU ARE ALSO REQUIRED TO TELL US IF THE PROPERTY IS HOMESTEAD.


UPDATE 8/18/14 - 24 HOUR HOLD ELIMINATED
PLEASE READ!! -
As of August 10th, we no longer are offering a 24 hour "hold" rule when you have submitted a deed flip file. That means anyone who has the Florida Remote Surplus Funds Program can submit a deed flip file file that has gone to foreclosure sale and created a surplus. It is very important that you check back right after the sale to check if the property has sold and created an overage to be the first to submit the surplus file.

UPDATE 7/18/14 - DECEASED OWNERS
STARTING 7/18/14, WE WILL NO LONGER ACCEPT DEED FLIP FILES WHERE THE OWNER IS DESEASED. THAT MEANS IF YOU ARE RESEARCING A CASE THAT LISTS THE OWNER AS "ESTATE OF" OR MENTIONS THAT THE OWNER IS HAS DIED. DO NOT SEND THAT CASE IN, WE WILL NOT ACCEPT THE FILE. THERE IS NOT ENOUGH TIME TO, LOCATE HIERS AND PUT A DEAL TOGETHER. ALSO, WITHOUT THE ESTATE INFORMATION (THE WILL OR COURT NAMES HEIRS) IT IS POINTLESS TO EVEN TRY. HOWEVER, IF THE COURT NAMES A PERSONAL REP OR NAMES AN ADMISTRATOR WE MAY CHOOSE TO WORK THE FILE.

RULES - DO THIS RIGHT GUYS!
1. Send the case in, with completed worksheet and all required documentation, to paperwork@surplusfundsriches.com  
When you use email - do not use zip files, do not send in links for documents, put the case name(defendant) in the header of the email.  Please combine the documents into one attachment. IF YOU DON'T PUT THE DEFENDANT NAME/CASE NAME IN THE HEADER OF THE EMAIL, WE WILL SKIP THIS FILE SUBMISSION AND GET TO IT LATER.  IF THIS CAUSES
YOU TO LOSE THE CASE TO ANOTHER RESEARCHER, THAT IS ON YOU.


PLEASE READ - We have up to 3 business days to process the file or respond with errors. our business hours are Monday - Friday, 9:00am to 4:00pm Eastern time. All files submitted after business hours, the 3 days start on the next business day. For example, file submitted on Friday at 8:00pm, 3 day window will start Monday at 9:00am since our office is closed weekends. Our office is closed for most major holidays and will not count as a business day.

2. The property tax value or market value (the higher if the 2) must be mininumum $20,000 for us to work.

3. The maximum estimated value we will work is $250,000.


4. If you complete your case research, and the last owner is a company, corporation, llc, llp, Home Owner Associations or any business entity, we will not accept the file.

5. If the owner of the property is deceased, we not accept the file. If you see a file that names the owner as "estate of" or gives any indications that the owner is dead, do not send the file in.

6. On the worksheet, we need the physical address of the foreclosure, not the claimant's notification address.  Do not put in parcel
id #, tax id #, or legal description, unless there wasn't a physical address  - vacant land.

7. Feedback - we will let you know when you get a claimant under contract and have the case set to petition. 

8. Put Files in Order - Make sure when you submit files to us, you have the deed worksheet first, followed by the supporting docs (see the step by step example for the doc we require. If your files are not submitted in this manner, we will not work it. You will have to resubmit in correct order.

9. Make sure files you are submitting are within the 20 DAY-2 CALENDAR MONTH window. We realize we were lax on the dates in the beginning, but in order to fair to everyone, we are now going to be tough on this rule. This a hard rule now.

10. If you can only get the county appraisal value and no other values from 3rd party sites like Zillow or Trulia, we are extremely conservative with the values we assign to the property, especially if vacant land. Most times we will reduce the value by 50%, so take into account when submitting files that you cannot get a value from a 3rd party site. We reserve the right not to work a file if we feel there is not enough potential profit to work, we will dead the file out if we feel the margins are too thin.

11. If the property is listed 'For Sale' on the real estate market, we will not accept the file. Please do not submit.

12. The max debt to value (DTV) ratio we will work is 50%.

13. We reserve the right to not work a file if we deem the property condition is in poor condition. You can prescreen (not required) properties by checking Google streetview for condition and by checking property tax card to verify there is still a home on the lot.

14. We pay 15% commission of successful deals.
